Historic home renovations – Pensacola FL
December 5, 2015We recently met with a client that wanted to discuss a new high-end residential project. They had purchased a historic home and wanted to knock it down and start over with a new home. When we asked them ‘Why?’ they explained that building a new home would be so much easier than renovating.
At ParsCo, we realize that the task to renovate a home is much more difficult than building a new home. We also understand the delicate balance between merging the old with new. Custom design details and finishing touches are essential elements of a historic home remodel. Careful consideration must be given to the period in which the property was built, present day functionality, as well as possible future use and maintenance. Remodeling a historic home not only requires sensitivity towards design and the architectural history of the home, but also an understanding of the logistics involved in obtaining approvals.
In a City like Pensacola, the first City in the United States, we never shy away from a historic home renovation and we put our extensive knowledge and experience in construction to make every Historic home renovation a success. Anybody can knock down a house and build a new one, but very few companies have the skill set to manage, design, and construct a Historic renovation. Our success and experience has helped ParsCo to be recognized and hired by the United States Department of the Interior and the National Park Service to perform restoration on some of our countries most historic national treasures dating back to the 1800s.

Pensacola office buildings and Metropolitan Base Classifications
August 26, 2015ParsCo Construction is often approached about constructing an office building or a tenant build-out space. One of the distinguishing factors that dictates pricing and overall design is the Metropolitan Base Factors of what the space is intended to be, where it is located, and how/who will utilize. For those unfamiliar with real estate and these classes here are the three major classifications:
METROPOLITAN BASE DEFINITIONS
Class A
Most prestigious buildings competing for premier office users with rents above average for the area. Buildings have high quality standard finishes, state of the art systems, exceptional accessibility and a definite market presence.
Class B
Buildings competing for a wide range of users with rents in the average range for the area. Building finishes are fair to good for the area. Building finishes are fair to good for the area and systems are adequate, but the building does not compete with Class A at the same price.
Class C
Buildings competing for tenants requiring functional space at rents below the average for the area.
ParsCo’s team of experienced project managers and designers assist clients, developers, real estate investors, and prospective tenants in determining the proper real estate classification, return on investment for dollars spent, design, and construction costs during the pre-construction phase. After this is completed, ParsCo can make the project a reality by completing construction of the office building to suit the needs of our client.

151 Main Certificate of Completion
July 19, 2015On July 15th the City of Pensacola issued the Certificate of Completion for the new 151 Main project. ParsCo is now prepared to begin the interior build-out. The view from the third floor balconies are gorgeous.
